We analyse the reasons behind the decision and propose further steps — from supplementing documentation to preparing an appeal or revising the design.

Can I start a project without development conditions?
It depends on the site conditions. If the plot is covered by a local zoning plan, a development conditions decision is usually not required. For plots without a zoning plan, obtaining development conditions has become more time-consuming and restrictive in recent years — partly due to changes related to general plans and new planning regulations. The procedure itself may take many months, which is why we often begin concept work and feasibility analysis in parallel.

Do you check zoning plans and development conditions?
Yes. We analyse local zoning plans, development condition decisions, and other formal or environmental limitations related to the site.

Do you only design in Rzeszów?
Our base is Rzeszów and Subcarpathia, but we work across all of Poland — most communication runs remotely, and we visit site at the key milestones.

What does the first meeting look like?
The first meeting is intended to discuss the project, the site, and the expected scope of collaboration. We talk about design possibilities, schedule, budget, and the next stages of the process.

Is remote collaboration possible?
Yes. The entire design process can be carried out remotely — from analysis and concepts to documentation and construction consultations. For projects outside our primary area of operation, some formal procedures may require the investor’s local involvement, although we provide full coordination and professional support throughout the process.

Do you help with selecting contractors?
We do not recommend or organise construction teams. If needed, we can however help verify whether the execution is consistent with the design documentation.

Does the interior design include documentation for contractors?
Yes. We prepare technical documentation including wall elevations, flooring layouts, lighting plans, and drawings required by contractors.

At what stage should interior design begin?
Interior design is best started before finishing works begin. This allows for better coordination of installations, lighting, and functional solutions.

Do you also design interiors?
Yes. We design both private interiors and commercial spaces — from functional layouts to executive documentation and material selection.
Project & Process

How long does the project take?
After the first meeting and review of the materials, we usually prepare the initial concept variants within approximately two weeks. The following stages of the project are then developed gradually — refining solutions, consulting decisions on an ongoing basis, and developing the documentation together with the client.
Once the complete documentation has been submitted, the authority is legally required to issue a building permit decision within 65 days. In practice, taking into account administrative procedures, possible revisions, and the final validation of the decision, the entire process usually takes around 2 to 4 months.

Yes. We prepare executive documentation that helps coordinate construction, compare contractor offers, and reduce execution errors.

Yes. You can begin the collaboration from a consultation, site analysis, building design, interior project, or any stage your investment currently requires.

Do you provide support during construction?
Yes, although the extent of our involvement during construction depends on the chosen collaboration model. We can limit our role to design consultations or provide regular architectural supervision including site visits and ongoing clarification of construction issues.

What does the collaboration process look like step by step?
We begin the collaboration by analysing the project needs and defining the scope of work. We then move through the successive project stages — from analysis and concepts to documentation and construction support. Interior design can be developed alongside the architectural project or introduced later in the process, most often during the executive documentation stage.
Pricing

How is an individual project priced?
The cost of the project depends primarily on the scale of the investment, its complexity, the scope of documentation, and the stage at which we begin the collaboration. After reviewing the project, we also determine the range of required technical studies and consultant coordination. We prepare an estimated quote based on a short project description and basic site information.

Can I commission only one stage of the process?
es. Each stage of our process works independently — you can commission only a site analysis, building design, interior design, or architectural supervision. Executive documentation can also be prepared separately, although in practice the best results are achieved when it is developed by the author of the building design. This helps maintain design consistency and reduce construction errors. In justified cases, we also prepare documentation for projects originally designed by other studios.
