What it covers

A good investment begins with understanding the site. We analyse the legal, technical and spatial conditions of the plot to assess its real development potential before the design process begins.

Every site comes with its own limitations — shaped by zoning regulations, access, geometry, neighbouring buildings and environmental constraints. Our role is to translate this into a clear answer: what is worth building, how large the building can be and what limitations need to be considered.

    Yes. Analysing a plot before purchase helps verify its actual development potential, formal limitations, and possible issues that may significantly affect the cost or feasibility of the investment.

  • Do you check zoning plans and development conditions?

    Yes. We analyse local zoning plans, development condition decisions, and other formal or environmental limitations related to the site.

  • Can I start a project without development conditions?

    It depends on the site conditions. If the plot is covered by a local zoning plan, a development conditions decision is usually not required. For plots without a zoning plan, obtaining development conditions has become more time-consuming and restrictive in recent years — partly due to changes related to general plans and new planning regulations. The procedure itself may take many months, which is why we often begin concept work and feasibility analysis in parallel.
