Design process

Every project begins with understanding the site. We analyse the plot from legal, technical and spatial perspectives to determine the real investment potential before the design process begins.

We review the local zoning plan or development conditions, access to utilities, terrain, sunlight exposure and the relationship with the surrounding context.

By the end of this phase, you understand:

In some cases, we advise against the purchase. We believe that making the right decision is just as important as creating a good project.

This is the stage where the investor’s needs, budget and the character of the site are translated into architecture. We develop the building concept, prepare a 3D model and refine the functional, material and structural solutions.

The design is developed in parallel with consultant coordination and the administrative procedures required to obtain a final building permit.

At this stage we finalise the key decisions regarding the building’s form, materials and performance. The result is a coherent design ready for permitting and construction.

This stage develops the design to the level required for precise project execution. The scope of documentation is tailored to the scale of the investment, construction method and contractor requirements.

For more complex projects, we prepare execution drawings, cost estimates, detailing and Technical Specifications for Construction and Works Acceptance (STWiORB).

The more precise the documentation, the fewer ambiguities, changes and on-site decisions arise during construction. Well-prepared documentation leads to a smoother building process, more reliable contractor comparisons and better control over costs and construction quality.

Interior design helps organise material, functional and execution decisions before the finishing stage begins. This leads to a calmer, faster process with fewer improvised decisions made during construction.

In comprehensive projects, we treat interiors as a natural extension of the architecture — the same proportions, materials and approach to light.

We design lighting in scenes, not in pendants.

We collaborate with local craftspeople and contractors from the Subcarpathian region. The result is interiors rooted in specific materials, craftsmanship and methods of making — not in catalogue solutions.

The project does not end with documentation. We regularly participate in the construction process — during site meetings and at key stages of the build, from foundations to final finishes.

The architect’s presence on site helps resolve construction issues more efficiently, reduce costly mistakes and maintain the integrity of the design throughout the building process.
