What it covers

This is the stage where the investor’s needs, budget and the character of the site are translated into architecture. We develop the building concept, prepare a 3D model and refine the functional, material and structural solutions.

The design evolves alongside consultant coordination and the administrative procedures required to obtain a final building permit.

Site & Formalities

  • Do you handle the building-permit process?

    Yes — we run the permit process on your behalf, from preparing the documentation through to handover of the legally valid decision.

  • What happens if the authority rejects the project or issues a refusal?

    We analyse the reasons behind the decision and propose further steps — from supplementing documentation to preparing an appeal or revising the design.

Project & Process

  • How long does the project take?

    After the first meeting and review of the materials, we usually prepare the initial concept variants within approximately two weeks. The following stages of the project are then developed gradually — refining solutions, consulting decisions on an ongoing basis, and developing the documentation together with the client.

    Once the complete documentation has been submitted, the authority is legally required to issue a building permit decision within 65 days. In practice, taking into account administrative procedures, possible revisions, and the final validation of the decision, the entire process usually takes around 2 to 4 months.

Pricing

  • How is an individual project priced?

    The cost of the project depends primarily on the scale of the investment, its complexity, the scope of documentation, and the stage at which we begin the collaboration. After reviewing the project, we also determine the range of required technical studies and consultant coordination. We prepare an estimated quote based on a short project description and basic site information.

  • Do you prepare an estimated quote before the first meeting?

    Yes. After receiving the basic information about the project, we prepare an estimated quote together with a proposed scope of collaboration.
